Here we removed a two 12’ shear walls on the ground level, cut 2’x4’ holes into the parking garage below and installed a 5 piece moment frame to the floor of the second floor above. The steel and concrete work was subbed out, but my partner and I were responsible for managing the entire scope of the project. Once the moment frame was in place, we framed and hung the rock. I’m not really interested in slinging mud much theses days, so we found someone to handle that as well. I spent that time ripping/routing/sanding/mixing stain to match and applying a couple coats of poly to the red oak base and chair rail the wraps the room. Also had to cut down and rebuild the 10’ door that hides the sliding air wall. Looks like it was meant to be there all along.
