Hi All,

New to the forum and home-owning in general so please go gently with me! Since we have bought the house in 2011, the garage, basement, and crawlspace have flooded 3 times. This last time was pretty bad, had to file an insuance claim since it flooded both our cars and ruined the furnace, hot water tank and dryer. The garage is under the house and it has a declining drive way. There is a room behind the garage with the furnace etc and the rest of the house sits on top of a crawlspace. The foundation is concrete. The wall between the garage and basement is drywall with a steel exterior door. It spans about 12 – 15 feet. the insurance adjuster put money into the claim to replace the lower portion of the drywall wth durock. But will that help keep the water out?water can still get under it as well as thru the door. Would it make more sense to replace the lower portion of the wall with brick? i don’t think I can keep water out of the garage, but if I can keep it out of the basement that will make me very happy. i’ll post some pictures of the wall soon to help explain this. Thanks!

A french drain installed around the perimeter of the foundation and a sump system sound in order. Pictures would help.

Was anything said in writing by the seller about the problem? You might check with a lawyer, IMHO. If it can be proven that the problem existed before you bought the house, this could come down on the seller.
A sump pump only works if you have electricity. AMHIK.

It sounds like you have been through a lot with your home, having the garage, basement, and crawlspace flood 3 times since 2011. garage door repair costa mesa It’s understandable that you would want to take measures to keep this from happening again. Replacing the lower portion of the drywall is a good start, as it is water-resistant and will help keep the water out.
